Four separate data center buildings planned for the same Bastrop County property carry a combined estimated construction cost of $2.8 billion, according to state records.
The privately funded facilities — EDCAUS11, EDCAUS12, EDCAUS13 and EDCAUS14 — would be built at 6682 FM 535 in Cedar Creek. Each is registered as a separate construction project with the Texas Department of Licensing and Regulation.
Each one-story building would contain approximately 730,000 square feet, including data center space, supporting offices and related site improvements. Together, the four buildings would total approximately 2.9 million square feet.
The filings estimate each building will cost $700 million.
Construction on EDCAUS11 and EDCAUS12 was scheduled to begin June 30, with completion expected by Dec. 31, 2028. Work on EDCAUS13 and EDCAUS14 was scheduled to begin Sept. 1 and conclude by March 31, 2029.
The four filings have distinct project names and registration numbers, confirming that they represent separate buildings rather than revisions to the same project.
The nearly 180-acre property has been connected to Virginia-based data center developer EdgeConneX, which acquired the site through an affiliated company in November 2025. EdgeConneX executives subsequently identified the property as the location of the company’s second data center campus in Cedar Creek.
“This would be one of the largest data center campuses in the United States, if not the globe,” EdgeConneX Vice President of Site Development Evan Pierce said during a Bastrop event in March. He described it as the company’s “marquee campus.”
The state filings list Houston-based Burr Computer Environment Inc., an engineering and construction company that works with EdgeConneX, as the owner for accessibility-review purposes. Gensler Architecture, Design and Planning is listed as the design firm. No tenants are identified.
EdgeConneX develops and operates data centers before leasing computing capacity to technology and cloud-service companies. The company has not disclosed which customers would occupy the four Cedar Creek buildings.
The $2.8 billion development is separate from another EdgeConneX campus under construction near FM 535 and Wolf Lane. That project received a 10-year property tax abatement from Bastrop County commissioners in December 2024.
County officials have promoted data centers as a way to expand the local tax base without creating the population growth, traffic and public-service demands associated with major residential developments. The rapid expansion has also generated questions about electricity and water use.
EdgeConneX and county officials have said the Cedar Creek facilities are expected to use closed-loop cooling systems designed to reduce water consumption. Detailed projections for the four-building campus’ electricity demand, water use, employment and tax revenue have not been publicly released.
Construction schedules and estimated costs contained in state filings are preliminary and may change.
