The Menchaca area, already known for its vibrant bar scene, is set to see significant residential growth with the upcoming construction of the Moontower Apartments. Located at 10212 Menchaca Road, this multifamily project is expected to transform the local landscape further by adding a new apartment complex with substantial amenities.
Construction on the $77 million project will start on August 12, 2024, and is projected to be completed by August 10, 2026. The Moontower Apartments will feature 431 units within a five-story building, complemented by a precast parking garage and surface parking, covering a total of 572,197 square feet. This privately funded project aims to enhance the area’s connectivity and walkability, aligning with the community-focused vision of its developers.
The development of the Moontower Apartments is a collaborative effort between developers Austin NNN, Investcor, and MNO Partners, who are working to propel the area’s growth with multifamily projects and other amenities. The project is situated behind Moontower Saloon, a popular local establishment that has been a cornerstone of the community for over a decade.
In a recent Community Impact article, Tim Downling, owner of BTM Realty and lead on the Moontower apartment project, expressed the goal of fostering a live-work-play environment in the Menchaca area. “We’re bringing all the density here so it’ll be that true live-work-play type of [area],” Downling said. He highlighted features such as a third-floor pool deck and a parking garage as key elements of the new complex.
The Menchaca area has seen a surge of new establishments over the past four years, including Armadillo Den, South Austin Beer Garden, The Hive, and Moontower Saloon. This stretch of South Menchaca Road is quickly becoming known as “the next Rainey Street,” characterized by its laid-back, South Austin vibe.
Josh Bumb and Richard Veregge, owners of Moontower Saloon, are partnering with MNO Partners to bring this multifamily project to life. Their vision includes additional amenities like pickleball courts and a walking trail to promote greater connectivity and community engagement.
Investcor and Austin NNN are also planning further commercial and residential developments in the area, with projects such as The Local, a five-story, 200-unit multifamily project next to Lustre Pearl, set to break ground in the coming months.
